WHEREAS the undersigned desires to set out in writing the matters described below;

TAKE NOTICE that your tenancy of the rental unit described above will terminate on 2026-12-01, and you are required to vacate the unit on or before that date.

Total rent owing: $3,700 for the period September and October 2026 rent.

To void this notice, pay the full amount owing on or before the termination date above.

DETAILS:

Rent for September and October 2026 remains unpaid despite written reminders.

ONTARIO RULES: For non-payment of rent, serve Form N4. The termination date must be at least 7 days after the notice is given — do not count the day the notice is given (notices given before September 21, 2026 used a 14-day minimum; confirm the current rule). Courier, mail and other service methods add deemed-delivery days. If the tenant pays all arrears in full on or before the termination date, the notice is void. If not, the landlord may apply to the Landlord and Tenant Board (LTB) for an eviction order (Form L1). Do not change the locks or remove the tenant's belongings yourself — only the Sheriff can enforce an LTB eviction order.
