Roommate Agreements in Ontario: Why You Need One Before You Move In

Most roommate disputes in Ontario aren't about big things. They're about the small ones: who buys toilet paper, whether overnight guests are okay, what happens when someone wants to leave early. A roommate agreement settles all of this before it becomes a fight.

A roommate agreement is not the same as a lease. Your lease is with your landlord; the roommate agreement is between the people sharing the home. It covers rent splits, utility bills, cleaning responsibilities, guest rules, quiet hours, and — most importantly — what happens when someone moves out early. Who finds the replacement? How much notice is required?

In Ontario, if only one roommate is on the lease, the others are generally considered occupants or licensees, which means the standard tenant protections may not apply to them the same way. A written agreement is often the only thing defining everyone's rights in that situation.

The best time to write one is before anyone moves in, when everyone is still friendly and reasonable. It takes 20 minutes and prevents months of tension. Be specific: 'split utilities evenly' is better than 'share bills,' and a clear move-out notice period (30 days is standard) avoids the worst fights.
